What it really costs

At €410/m², the €80,000 asking price is slightly below the Abruzzo baseline of €425/m², but renovation at about €700/m² adds roughly €136,500, bringing the effective cost to approximately €1,110/m². The listing has been on the market for 193 days, indicating the total project cost is unattractive despite the legal residential status and strong size/amenity package.
More on the house and the area
This is a substantial, solid-looking two-storey house with a small private garden, balconies, tiled floors, radiators, and a functioning bathroom, so it appears to be a real usable home rather than a shell. However, the interiors are very dated and cluttered, while the exterior is plain and road-facing with little distinctive Italian character or compelling view.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€39,000 – €69,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Substantial renovation and modernization are needed, especially interiors, windows, finishes, and likely systems.
- The home fronts a fairly ordinary road with nearby industrial-looking buildings, limiting visual appeal and privacy.
- Only one bathroom is shown for a 195 sqm, three-bedroom house; the advertised panoramic setting is not clearly proven in the photos.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The Maiella massif rises immediately to the south-west, with the lower slopes and gorges of the Maiella foothills within this area. The Pescara River valley runs nearby, and the Tirino valley is not far inland. Maiella National Park begins a short distance inland on the mountain side. The nearest ski lifts are on the Passolanciano side of the Maiella, roughly a 30–40 minute drive. Chieti is the nearest town of size, with services and a historic centre, and Pescara is the main city on this side of Abruzzo for rail links, shopping and the airport. The area is known for the Maiella mountain landscape, hill villages on the edge of the massif, and olive-growing and vineyard country between the mountains and the Adriatic.
