Why this price is what it is

At €90,000 for 100 m² in rustic condition, estimated completion costs of about €70,000 produce an effective €1,600/m², over four times the Sicilia villa baseline of €389/m². The beachfront location is attractive, but the substantial unfinished works are excluded from the price.

What the photos show

The location is genuinely compelling: an independent house only a few meters from the sandy beach and coastal cycle path in Venetico Marina. However, the current property is a bare unfinished shell, while the stylish furnished interiors are only renders, so it is a substantial project rather than a move-in-ready seaside home.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€20,000 – €35,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • The property is sold as an unfinished rustic shell; the attractive interiors shown are proposed renders, not the current condition.
  • Completion of utilities, bathrooms, kitchen, finishes and other works is excluded from the €90,000 price and may be substantial.
  • Verify permits, project conformity, structural condition and the actual usable area of the garage, cellar and courtyard.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 68/100

The cluster sits on the north-east Sicilian coast on the Gulf of Milazzo, with the Tyrrhenian Sea immediately nearby. The Peloritani mountains rise a short distance inland behind this stretch of coast. Milazzo is the nearest substantial town; it has a large historic centre, port, and services, and the headland there is the main local landmark. Messina is also close enough for higher-order services and ferry links to the mainland. This part of the coast is known for small seaside settlements, citrus and olive cultivation in the plain and lower slopes, and views across the strait-side corner of north-eastern Sicily.
