What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €38,000 for just 18 m², the effective cost is about €2,311/m² after modest habitable-property costs, versus a €507/m² regional baseline. The two stone buildings plus 100 olive trees and 15 fruit trees may explain part of the price, but the very small stated floor area and multi-building description create a material data inconsistency.
More on the house and the area
A charming historic stone farmhouse in the Tuscan countryside, with a striking valley/mountain outlook and a substantial productive olive grove. The main building appears roofed and usable, but the interior is extremely basic and compact, while some outbuildings look dilapidated. It feels ideal for rural escapes or a simple retreat more than spacious everyday living.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€1,000 – €2,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Only 18 sqm, so this is a very compact home rather than a comfortable full-time residence.
- The bathroom and kitchen are not clearly shown in the photos; verify utilities and sanitary facilities.
- The property includes rustic ancillary structures and may need maintenance or light renovation.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster sits inside the Colline Metallifere (the Metalliferous Hills), a named low-to-medium relief hilly zone of Tuscany. The local terrain within about 15 km is a mix of wooded ridges and agricultural land; olive cultivation, vineyards and arable fields are common in this part of southern Tuscany (typical for the province). Several small medieval hill-villages and frazioni of the Roccastrada comune lie nearby, notably Roccatederighi and Montemassi. The area has a history of mining connected with the Metalliferous Hills; former mine sites and mining infrastructure occur in the wider area (for example around Gavorrano and Massa Marittima). There is no national park or UNESCO site inside the 15 km radius. Roccastrada is the local municipal centre providing basic services; larger hospitals, major rail links and provincial-level services are in Grosseto and Massa Marittima beyond the immediate area. The Tyrrhenian coast and its beaches lie roughly 30–35 km to the west and are outside the immediate landscape.
