Why this price is what it is

At €95,000 plus an estimated €700/m² renovation, the effective cost is about €1,052/m², more than double the €500/m² Liguria farmhouse baseline. The sea distance and area figures are inconsistent (4 vs 7 km; 270 m² versus roughly 250 m² described), while only about 170 m² is identified as residential space.

More on the house and the area
What the photos show

This has genuine Ligurian character: beautifully weathered stone walls, arched openings, an old olive press, private olive-grove land and broad mountain-and-valley views toward the coast. However, it is currently a substantial restoration project rather than a usable home, with damaged interiors, debris, unfinished floors and no clearly habitable living spaces.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€53,000 – €95,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Major full renovation required; interiors are dusty, damaged and not livable.
  • Several areas show deteriorated floors, exposed structure and possible roof or stability issues.
  • No usable kitchen, bathrooms or finished living spaces are visible.
  • Renovation costs could be substantial despite the generous size and land.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 70/100

The cluster sits on the Ligurian coast (Riviera di Ponente) backed directly by steep coastal hills that are the lower ridges of the Ligurian Alps. The coastal strip here consists of long sandy beaches with seasonal bathing establishments and a paved seafront. The A10 autostrada (Autostrada dei Fiori) and the Genoa–Ventimiglia railway run along the coast, providing frequent road and rail links. Nearest sizeable towns along the coast include Alassio and Albenga, both with railway stations, shops and tourist services; Albenga has notable Roman remains and a regular market. There are no ski lifts within the immediate coastal area; the nearest mountain ski areas in the Ligurian Alps/Apennines (for example Monesi/Prato Nevoso) are at least an hour's drive inland. The hinterland within 15 km is mixed Mediterranean agriculture—olives, vineyards and horticulture—and the local food culture emphasises seafood, olive oil, pesto and focaccia. No large regional or national park lies immediately within the 15 km coastal strip.
