Why this price is what it is

At €17,500 (€219/m²), the low purchase price is offset by an estimated €56,000 renovation, producing an effective cost of about €919/m²; the recently rebuilt roof is a positive. The regional baseline is weak (only 27 listings), and the property has no listed bathrooms or energy class, so the deal remains a speculative renovation project.

More on the house and the area
What the photos show

This is a highly characterful alpine stone farmhouse with aged timber balconies, traditional masonry and a beautiful mountain-village setting at an exceptionally low price. However, it is currently a non-livable renovation project: the interiors are storage-like and deteriorated, with no bathroom and no finished living spaces shown.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€16,000 – €28,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Major renovation required; interiors are raw, cluttered and visibly deteriorated.
  • No bathroom is shown or listed, and kitchen/utilities are not evident.
  • Steep, narrow village access and multiple external stairs may complicate construction and everyday living.
  • The recently redone roof is a positive, but the structural condition of floors, beams and walls needs professional inspection.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 70/100

The cluster sits in the Vallagarina (the lower Adige valley) with the Adige river running along the valley floor. Monte Zugna (a local ridge) lies immediately east of Rovereto and is the site of First World War memorials and fortifications. The local terrain is valley floor with nearby pre‑alpine ridges; vineyards and orchards are common on the lower slopes and in the valley. The A22/Brennero motorway and the Trento–Verona rail line run the length of the Adige valley and serve Rovereto and neighbouring towns. The city of Trento (provincial capital) is about 30 km to the north; Verona and its airport (Valerio Catullo) are the nearest major city/airport to the south (roughly 60–70 km). Lake Garda and the Monte Baldo ridge lie to the west but the lake’s northern shore is outside the immediate 15 km radius (roughly 15–25 km away). The area has a concentration of First World War sites and museums, including the Museo Storico Italiano della Guerra in Rovereto. There is no UNESCO natural-site or large national-park designation within the immediate 15 km radius.
