What it really costs

Livable, but something basic is worn out

At €95,000 for 260 m², the headline price is €365/m², close to Abruzzo's €358/m² baseline. Allowing about €200/m² for partial updating gives an effective €565/m², making this ordinary rather than a bargain despite the extra buildings, garden, and heating systems.
More on the house and the area
This is a substantial, genuinely habitable Abruzzo house with a dramatic rocky mountain backdrop, garden/courtyard, heating, a newer bathroom and upgraded windows. The interiors are comfortable but strongly dated, while the scale—two floors plus cellars, garage and an additional rustic building—offers excellent potential but also means substantial upkeep.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€17,000 – €29,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors are dated and the property is only partly renovated.
- The large size and multiple buildings may require ongoing maintenance and modernization.
- Urban village setting with overhead utility wires and limited privacy.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 61/100The cluster sits in the Fucino basin, a broad enclosed plain ringed at short distance by the central Apennines, with the Velino-Sirente mountains to the north and the Abruzzo massifs visible around the basin. It is close to the former bed of Lake Fucino, now drained farmland, which defines the local landscape. The edge of the Sirente-Velino Regional Natural Park is within this area around Pescina and the slopes north of the plain. The nearest ski lifts are at Ovindoli on Monte Magnola, roughly 35-40 minutes by road, and Campo Felice is farther. Avezzano is the nearest larger town, with rail links, hospitals and the main services for the Marsica area. Pescina nearby is known as the birthplace of Ignazio Silone and for the tower of its medieval centre. The area is known for irrigated agriculture on the reclaimed Fucino plain, especially vegetables and potatoes.
