What it really costs
See what needs doing and what each job costs
The €75,000 price is €893/m² before works, versus a Calabria farmhouse baseline of €265/m², and the 70 m² casolare must be demolished and rebuilt. With estimated reconstruction costs of about €1,500/m², the effective investment is roughly €201,000, excluding the 2,000 m² of land.
More on the house and the area
The 2,000 sqm plot has attractive mature greenery, cultivated-looking land, and a distinctly rustic stone farmhouse near the coast. However, the building is a reconstruction project rather than a usable home, with deteriorated roofing and no habitable interiors shown; its appeal is mainly the land and future potential.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,500/m², falls in this band.
Materials only, work you may do yourself€33,000 – €49,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The farmhouse is explicitly to be demolished and rebuilt, so it is not currently livable.
- No usable interior, kitchen, or bathroom is shown despite the listed bathroom count.
- The property fronts a provincial road and appears to have basic or uncertain utility infrastructure.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 82/100The cluster is on the Tyrrhenian side of Calabria above the Costa degli Dei, with the sea and the coves around Tropea and Santa Domenica within about 15 km. Tropea is the nearest town of size and has a substantial historic centre on a cliff over the sea, beaches, and rail services on the coastal line. Capo Vaticano is also within this radius, with the headland and its granite coast forming one of the known stretches of shoreline in this part of Calabria. The area is known for red onion cultivation around Tropea; the Cipolla Rossa di Tropea Calabria has protected status. Ricadi holds Bandiera Blu status for some beaches in this coastal stretch.
