What it really costs
See what needs doing and what each job costs
At €260/m², the €53,000 asking price is 43% below the Abruzzo country-house baseline of €456/m², but the condition is unspecified and the 204 m² may include cellars, garage, stable and other ancillary space. Using a moderate €400/m² renovation allowance, the effective cost is about €660/m², so the discount is not clearly a bargain without verification of the main house’s habitability.
More on the house and the area
This is a real, furnished village home with a working kitchen, bathroom, solid tiled rooms, and an exceptional covered terrace beneath a mature grapevine. The sweeping Abruzzo views toward mountains, hills, and cultivated valleys, plus the planted multi-level garden, create genuine dream-home appeal. Interiors are old-fashioned rather than beautifully restored, but the property appears livable and refreshable rather than a renovation shell.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €400/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€23,000 – €40,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors are dated and likely need cosmetic modernization.
- Only one bathroom is shown for a 204 sqm property.
- Access is via narrow village lanes; verify parking and the condition of the terraces/roof.
- The listing description is truncated, so utilities and full layout should be confirmed.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 62/100The area is a line of farmed hills between the Sangro valley and the Adriatic side of southern Abruzzo. The Sangro river runs to the south and the Maiella massif rises inland to the west; the nearest ski lifts are at Passolanciano-Maielletta on the Maiella, roughly an hour to an hour and a quarter by road. The nearest larger town is Lanciano, which has a substantial historic centre, services and rail connections on the coast via nearby stations. The coast is at the Costa dei Trabocchi around Fossacesia and San Vito Chietino, about 15 km away from this part of Atessa. The wider area is known for olive groves, vineyards and mixed hill farming, with industry concentrated lower down in the Sangro valley.
