What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €427/m², the €53,000 asking price is almost exactly the Abruzzo townhouse baseline of €425/m²; adding an estimated €24,800 for habitable-property upgrades gives an effective €627/m². The central historic setting, garden, terraces, garage, cellar space and views add value, but the deal is ordinary rather than discounted.
More on the house and the area
This is a genuinely characterful, usable townhouse with spectacular Abruzzo views toward the sea and mountains, two terraces, a grape-covered pergola, and a substantial garden in the historic village center. The house is solid and equipped with a kitchen, heating, bathrooms, and utilities, though the interiors are old-fashioned rather than beautifully finished. At €53,000, the combination of livability, views, outdoor space, garage, and cellars creates strong dream-home appeal.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€8,000 – €14,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors are habitable but visibly dated and would benefit from cosmetic modernization.
- Access is through narrow historic lanes, and there is only one full bathroom plus a small WC.
- The gallery does not fully establish the condition of the roof, systems, or all bedrooms.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 62/100The area is a line of farmed hills between the Sangro valley and the Adriatic side of southern Abruzzo. The Sangro river runs to the south and the Maiella massif rises inland to the west; the nearest ski lifts are at Passolanciano-Maielletta on the Maiella, roughly an hour to an hour and a quarter by road. The nearest larger town is Lanciano, which has a substantial historic centre, services and rail connections on the coast via nearby stations. The coast is at the Costa dei Trabocchi around Fossacesia and San Vito Chietino, about 15 km away from this part of Atessa. The wider area is known for olive groves, vineyards and mixed hill farming, with industry concentrated lower down in the Sangro valley.
