What it really costs
See what needs doing and what each job costs
The €55,000 price is only €212/m², but complete renovation at an estimated €1,100/m² brings the effective cost to about €1,424/m² (€370,000 total), far above the €281/m² baseline. The baseline is weak, while missing condition, age and energy data add uncertainty; the historic-center location and private courtyard provide some upside.
More on the house and the area
A characterful historic-center farmhouse with a private cobbled courtyard, terraces, exposed stone, and traditional balconies. Some rooms are finished and usable, but the property as a whole is a substantial renovation project, with a raw upper floor and only limited evidence of modern livability.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€103,000 – €152,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The entire four-level building is advertised as needing complete renovation.
- One finished bathroom is shown, but the upper level is a raw shell and the overall layout appears far from move-in ready.
- No attractive landscape or mountain view is visible; access is through a shared historic-center courtyard and multiple exterior stairs.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 78/100The cluster is in the eastern Lombard Alps, in the Val Sabbia area beneath the Cima Rest and Maniva mountain group. Lake Idro lies within about 15 km to the south. The area touches the Alto Garda Bresciano Regional Park on the western side of the lake and the mountains around Bagolino lead toward the Crocedomini and Maniva passes. The nearest ski area is Maniva, reached by mountain road in roughly 30–40 minutes from Bagolino. The nearest town of some size is Gavardo down the Sabbia valley, while Brescia is the main city for higher-order services. Bagolino is known for its historic mountain-built centre, dairy production including Bagòss cheese, and its long-established carnival tradition.
