What it really costs
See what needs doing and what each job costs
At €29,000 (€193/m²), the price is far below the Lazio baseline of €659/m², but the 150 m² farmhouse needs renovation, estimated at about €700/m² (€105,000), bringing the effective cost to roughly €893/m². The 12,680 m² of land adds value, but the remote rural setting and substantial renovation burden make this an ordinary-to-weak deal overall.
More on the house and the area
This is a photogenic old farmhouse with rustic masonry, arched openings, a vaulted cellar-like space and a large 12,680 sqm countryside setting. However, the buildings are heavily overgrown and clearly derelict, with damaged or partially collapsed roofs and no evidence of livable interiors. The land and €29,000 price create project appeal, but this is a substantial restoration rather than a real home today.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€30,000 – €53,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Major renovation required; the property is an uninhabitable rustico rather than a move-in home.
- Visible roof deterioration, collapsed sections, rubble and extensive overgrowth suggest possible structural and safety issues.
- No usable interiors, kitchen, bathroom or utilities are shown despite the listed room and bath counts.
- Access, planning permissions and the cost of restoring the 150 sqm farmhouse should be verified.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 55/100The cluster sits in the Tiber valley country on the border between southern Tuscia and the Sabina-facing side of northern Lazio, with low tufa and clay hills cut by small streams. The Tiber is the main river in the area, a few kilometres east, and the landscape around Gallese is mainly farmland, wooded patches and ravines. The nearest town of size is Civita Castellana, which has full services and a substantial historic centre on a tuff plateau; Orte is also close as a rail and road hub on the Tiber corridor. Within this part of the province the area is known for tufa settlements, hazelnut and olive cultivation, and for being a transit corridor between Viterbo, Terni and Rome.
