What it really costs
See what needs doing and what each job costs
At €80,000 (€533/m²), the 150 m² townhouse is advertised as “da rifinire”; assuming roughly €700/m² to complete, effective cost is about €1,067/m² versus the Abruzzo townhouse baseline of €425/m². Sea access at 4 km, garage, pool and terrace add value, but the required finishing work makes this expensive overall.
More on the house and the area
A solid, spacious 150 sqm townhouse with generous terraces and genuinely attractive views over Abruzzo’s green countryside toward the mountains. The structure, floors, windows, radiators, and bathrooms are substantially in place, but it still needs finishing work—most notably a kitchen and electrical/light fixtures—so it is not fully move-in ready.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€30,000 – €53,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The home is sold unfinished: the kitchen, lighting, and some electrical fittings appear incomplete.
- The bathrooms are tiled and fitted, but the full level of remaining work and utility readiness should be verified.
- It is a multi-level townhouse in a residential development rather than a historic or especially distinctive Italian home.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 62/100The area lies on the Adriatic side of the Chieti hills, with vineyards and olive groves between the coast and the first rises toward the Abruzzo interior. The Adriatic coast is close, with the beach resorts of the Ortona area within about 15 km, and the Costa dei Trabocchi begins just to the south around Ortona and San Vito Chietino. The Foro and Arielli valleys shape this stretch of countryside. Ortona is the nearest town of size, with a port, a historic center, and rail access. This part of Abruzzo is known for wine production, especially Montepulciano d'Abruzzo from the Tollo area.
