What it really costs

Condition not stated in the listing
See what needs doing and what each job costs
Why this price is what it is

At €809/m², the €89,000 asking price is already more than double the Piemonte baseline of €398/m²; allowing roughly €700/m² for its original 1960s condition brings the effective cost to about €1,509/m². It is maintained and not a ruin, but the remote location and substantial updating needs do not justify this premium.

More on the house and the area
What the photos show

This is a spacious, genuinely usable village home with multiple bedrooms, a functioning kitchen and bathroom, generous balcony frontage, and a large covered courtyard/garage area. The interiors are well maintained but strongly dated, while the exterior and setting are pleasant rather than spectacular. Its main appeal is livability and space at a relatively accessible price, not dramatic scenery or exceptional architectural character.

€39,000 – €55,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€22,000 – €39,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • Mostly original 1960s finishes and furnishings, so cosmetic modernization would likely be desired.
  • Only one bathroom is shown for a four-bedroom layout.
  • The house is directly on a residential street, with no private garden or standout landscape view.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 67/100

The cluster lies in the Canavese plain at the foot of the Graian Alps, with the first alpine valleys beginning to the north and west. The Orco and Malone watercourses run through the wider area, and the Canavese zone is marked by the morainic landscape left by the ancient glacier of the Ivrea amphitheatre. The Parco Nazionale del Gran Paradiso begins farther up the Orco valley, outside the immediate 15 km landscape. Within about 15 km, Cuorgnè and Castellamonte are the nearest towns of some size; Ivrea is farther away and is a UNESCO industrial city for Olivetti, but that is outside the local radius. The area is known in general for the Canavese transition from plain to pre-Alpine valleys, for ceramics around Castellamonte, and for the Sacro Monte di Belmonte near Valperga, which is part of the UNESCO Sacri Monti of Piedmont and Lombardy.
