Although listed as “Renovated” at €92/m², the description states the four apartments are unfinished F/3 units, lacking partitions, systems, finishes and windows. At roughly €1,100/m² to complete, effective cost is about €1,192/m² (€500k total), far above the €243/m² Emilia-Romagna Palazzo baseline.
More on the house and the area
The building has a substantial footprint, complete-looking roofs, balconies and some green surroundings, with a pleasant hilly landscape visible from the rear. However, every unit is visibly unfinished and largely uninhabitable, with raw concrete floors, exposed brick, missing installations and construction debris. Its main appeal is the unusually low price for 420 sqm, but this is a large development project rather than a ready-to-live-in Italian home.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€166,000 – €246,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- This is an unfinished building shell, not a habitable home: interiors lack floors, bathrooms, kitchens, fixtures and complete systems.
- Extensive construction and finishing work is required across multiple apartments, garages and common areas.
- The low price reflects a major renovation project; verify permits, structural compliance, utilities and completion costs.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 71/100The cluster is in the upper Taro valley in the northern Apennines, with wooded ridges and passes on all sides. The Taro river runs through the area. Parts of the nearby mountains fall within the Parco Nazionale dell’Appennino Tosco-Emiliano. The nearest skiing is the small lift area at Zum Zeri, roughly an hour’s drive, with larger stations farther away on the Tuscan-Emilian Apennine crest. Borgo Val di Taro is the main town of the valley and has the usual services, rail link and road connection over the Cisa route toward Parma and Liguria. The area is known for porcini mushrooms from Borgotaro, which have IGP status.
