Rustico/casale in Galleria Villaret
What it really costs
See what needs doing and what each job costs
At €20,000 (€308/m²), the raw price looks low, but integral restoration adds about €71,500, producing an estimated effective cost of €1,408/m² versus the weak €362/m² baseline. The characteristic hamlet location and potential three-room layout help, but access on foot, undefined legal status, and the very ambitious renovation make this a weak project.
More on the house and the area
This has striking Alpine-village character, with beautiful dry-stone walls, old timber balconies and a genuinely atmospheric historic setting. However, it is an empty rural shell requiring integral renovation, with damaged interiors and no evidence of a usable home today. At €20,000 it is a highly ambitious restoration project rather than a ready-to-live-in dream house.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€26,000 – €38,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Complete renovation is required; the interiors are raw, cluttered and appear potentially unsafe.
- No finished kitchen or bathroom is shown, and utilities/livability are unconfirmed.
- Pedestrian-only access could complicate construction work and material delivery.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 82/100The cluster sits in the upper Valle d'Aosta with the Mont Blanc massif close by, and the valley opens toward the high Alpine chain around Courmayeur and Pré-Saint-Didier. The Dora Baltea runs through the main valley. The area is inside the buffer of the Mont Avic region only at a much greater distance, but within 15 km the relevant protected landscape is the Valdigne and the slopes below Mont Blanc rather than a national park. La Thuile's ski lifts are the nearest major lifts, roughly 20-25 minutes by road, and Courmayeur's lifts are about 20 minutes. Courmayeur is the nearest town of note, with year-round services, motorway access, the Mont Blanc Tunnel approach, and a substantial alpine resort centre. Pré-Saint-Didier nearby has the old spa town setting and thermal baths. The wider Valdigne area is known for Mont Blanc views, alpine valleys, and winter sports infrastructure.
