Rustico/casale
What it really costs
See what needs doing and what each job costs
At €80,000 for 67 m² and €1,194/m², the estimated restoration cost of about €73,700 brings the effective cost to roughly €2,294/m². The baseline is weak (only 22 listings), but this is a remote hamlet reached by a 2 km walk, making the total project cost and logistics unattractive.
More on the house and the area
A spectacularly located historic Walser farmhouse with dramatic Alpine peaks, traditional stone-and-timber construction, and a genuinely remote mountain setting. However, it is explicitly sold completely to renovate and appears to be a raw, non-livable shell rather than a ready home.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€26,000 – €39,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Completely to be renovated; the gallery shows no finished living spaces, kitchen, or bathroom.
- The hamlet is reached on foot via roughly 2 km of mountain path, with winter access by snowshoes or ski mountaineering.
- Utilities, structural condition, and renovation permissions are not confirmed.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 86/100Located in the Lys (Gressoney) valley on the southern slopes of the Monte Rosa massif. Monte Rosa peaks and glaciers, including the Lys glacier, lie within about 15 km of the town. The local ski domain is part of the Monterosa Ski area, with lifts operating from the Gressoney area and high-altitude skiing served from the Monte Rosa/Lys sector. The town contains Castel Savoia (historic Savoy residence) and has a visible Walser cultural presence and related local heritage resources. There is no national-park designation covering the immediate valley. The regional capital Aosta provides hospital, administrative services and a railway station; international air links are via Turin and Milan airports (both farther than 100 km). The area is known for high-alpine mountaineering, glacier access on Monte Rosa and Walser heritage.
