What it really costs
See what needs doing and what each job costs
At €853/m², the €87,000 asking price is about 87% above the Abruzzo country-house baseline of €456/m²; allowing roughly €200/m² for unspecified works raises effective cost to about €1,053/m². The two bathrooms, 16 photos, proximity to L’Aquila and nearby lake support usability, but the missing condition and substantial premium limit the deal quality.
More on the house and the area
A bright, newly renovated three-level home with balconies and a genuinely impressive mountain-and-valley panorama. The tiled floors, bathrooms, radiators, windows, and main services make it a real house rather than a shell, but it is not quite move-in ready because the kitchen and some finishing work remain.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€7,000 – €11,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The kitchen appears unfinished and will need cabinets and appliances.
- Several light fittings and final finishing details are incomplete; the staircase is still partly wrapped/protected.
- The home is in a dense village setting with no private garden or land shown.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 55/100The cluster is in the built-up area of L’Aquila, so the lived setting is an inland city basin rather than open countryside. The Gran Sasso massif is immediately to the north and east, with Campo Imperatore and the Gran Sasso e Monti della Laga National Park within the surrounding mountain ring. The Aterno river runs through the wider valley. The nearest ski area is Campo Imperatore on Gran Sasso, reached by mountain road in roughly 35–45 minutes, with Campo Felice also in similar driving range to the west. L’Aquila is the nearest town of size and has the region’s main administrative and university functions, a large historic centre under reconstruction after the 2009 earthquake, and major churches and civic buildings. The area is known for its position between high Apennine massifs and for access to Gran Sasso.
