What it really costs
See what needs doing and what each job costs
At €533/m², the €80,000 asking price is already 34% above the Piemonte country-house baseline of €398/m²; assuming habitable but rustic condition, effective cost rises to about €733/m². The mountain hamlet location at 1,200m and missing condition, age, and energy data limit confidence despite the 150 m² size and 50 photos.
More on the house and the area
This is a highly characterful alpine baita with beautiful exposed beams, polished wooden floors, antique furnishings, panoramic mountain views and a large terrace. The principal house appears genuinely furnished and livable rather than a renovation shell, although the separate attic/storage area looks much rougher and the remote access is a practical trade-off.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€10,000 – €17,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The property is in a remote mountain setting at about 1,200m altitude, with vehicle access only to roughly 20m from the house.
- The main living areas look well maintained, but the attic/storage structure shown has a visibly rough, aged roof and may need work.
- Only one bedroom and one bathroom are indicated; the kitchen area is not clearly shown in the gallery.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 70/100The cluster is in the Valli di Lanzo, with the Graian Alps around it and side valleys rising quickly above the valley floor. The Stura di Viù runs through the valley. Colle del Lys is nearby and marks the ridge toward the Susa side. The nearest ski area is the small Pian Benot lift area above Usseglio, roughly 30–40 minutes by road from Viù. Lanzo Torinese is the nearest town of some size in the lower valleys, with rail access toward Turin and the main everyday services; Turin is the main city for hospitals, universities and a full range of shops and work. This part of the valleys is known for alpine pasture, second-home villages and summer walking routes.
