Why this price is what it is

At €50,000 (€294/m²), the asking price matches the weak local baseline (median €294/m², only), so it is not a proven discount. The four-level layout and description emphasizing “potential” and storage/cellar spaces suggest substantial renovation, estimated at €700/m², while condition and technical data are missing.

More on the house and the area
What the photos show

The mountain setting is genuinely spectacular, with dramatic cliffs, wooded valleys, and a picturesque historic village. The house has authentic old-world character, including stone cellars and a distinctive glass-fronted facade, but the interiors are damp, neglected, and not realistically move-in ready; this is a substantial renovation project rather than a finished home.

€60,000 – €85,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€34,000 – €60,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • The interiors show extensive damp, mold staining, peeling finishes, and a severely deteriorated ceiling.
  • Major renovation is likely needed, including the bathroom, roof/ceiling elements, systems, and general refurbishment.
  • The steep historic village setting may make access, parking, and construction logistics difficult.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 74/100

The cluster is in the Vallarsa valley on the south-eastern side of the Trentino Alps, with steep wooded slopes and high pastures rising to the Piccole Dolomiti and Monte Pasubio group within the local 15 km landscape. The Leno river runs through the valley. Much of the surrounding high ground is included in the Parco Naturale Locale del Monte Baldo where the valley opens southward, and the Pasubio area is known for First World War fortifications, military roads and mountain refuges. The nearest substantial town is Rovereto, which has full services, rail connections and museums including the MART and the War Museum. Skiing is not at the door here; the nearest lift systems are around Folgaria and on the Pian delle Fugazze side of the Pasubio area, reached by mountain road in roughly 30 to 45 minutes depending on the hamlet. The area is known for alpine walking, wartime history and small scattered mountain hamlets.
