The €15,000 asking price is exceptionally low at €83/m², but a substantial renovation budget of about €126,000 brings the estimated total to roughly €141,000, or €783/m²—above the local €424/m² benchmark. The panoramic view, garage and 20 photos are positives, but the listing does not say enough about utilities, roof or structural condition.
More on the house and the area
A genuinely atmospheric Abruzzo townhouse with excellent open views toward the valley and Maiella, traditional stone surroundings, original shutters, terrazzo floors, and a fireplace. The house is not a ruin: it has a roof, floors, kitchen, bathroom, multiple bedrooms, and working-looking interior spaces, but it is dated and needs a serious renovation before becoming a comfortable full-time home.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€36,000 – €63,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Substantial renovation is needed across the four levels, despite the house being roofed and structurally presented as a usable home.
- Only one bathroom is shown/listed for a large 180 sqm house.
- The steep historic-borgo access and internal staircases may be challenging for daily living or renovation logistics.
- Utilities, heating, roof condition, and legal conformity are not confirmed.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is on the eastern side of the Maiella massif, with the Maiella mountains and the slopes above the Aventino valley within the local landscape. The Aventino river valley is the main nearby geographic feature. The Maiella National Park lies close by on this side of inland Chieti province. The nearest ski area is Passolanciano-Maielletta on the Maiella, roughly an hour's drive depending on road conditions. The nearest town of some size is Casoli, which has everyday services and a castle in its historic centre; Lanciano is the larger town for hospitals, schools and rail connections. This area is known for mountain villages, forested slopes, shepherding country and views across the inland Abruzzo hills toward the Adriatic side.
