Effective price ≈ €920/m2 (€98,000 + €200/m2 renovation → €125,200 total on 136 m2) versus regional median €659/m2 (≈40% above). The house is habitable and well kept with heat-pump heating, 52 photos and a 22 m2 courtyard, but the higher-than-median effective cost and mountain location (26 km from the sea) keep this in the fair range.
More on the house and the area
Lovely stone mountain townhouse set in a beech-wood hamlet with private deck, balconies and immediate forest views; interiors are tidy and fully habitable (two bathrooms, heat-pump heating) and the downstairs taverna with a fireplace is a real cosy plus. This is a turn-key, characterful holiday or full-time home at a very attractive price, but expect village living, some neighbour proximity and the usual access considerations of a remote mountain location.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€9,000 – €15,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Remote mountain location — full services ~40 minutes away
- Part of a small village with close neighbours / communal areas
- Stepped, wooded site and multiple levels — not suitable for limited mobility and may affect winter access
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is in the Tuscan-Emilian Apennines, in the upper valleys around Zeri near the passes toward Lunigiana and the Ceno valley. The Teglia stream and the upper Magra basin shape the local landscape of wooded slopes, meadows and scattered hamlets. Part of the municipal area lies within the Parco Naturale Regionale delle Alpi Apuane. The nearest ski area is Zum Zeri at Passo dei Due Santi, a short drive from the main hamlets. The nearest larger town with broad services is Pontremoli, with a railway station, shops and a substantial historic centre; Massa and La Spezia are farther for wider urban services. Pontremoli is known for its stone old town and as one of the main centres of Lunigiana, an area known for castles, chestnut woods and mountain pastures.
