What it really costs

Why this price is what it is

At €59,000 for 140 m² with an estimated €700/m² renovation (~€98,000) the effective price is ≈€157,000 or ≈€1,121/m², well above the local median of €500/m². The house has good photos, autonomous heating and a terrace, but the heavy renovation need makes the all-in price unrealistic for the area.

What the photos show

Charming multi-level terratetto in a medieval borgo with exposed stone, wooden beams, a working fireplace/stove and a sunny terrace overlooking dramatic mountain valleys — very photogenic and characterful. Interior photos show several nicely renovated, move-in-ready rooms alongside others that clearly need updating and repair, so it’s a mostly-usable home but will require work to finish and to address cracks/damp and limited bathroom capacity.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€28,000 – €49,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Needs renovation in several rooms (visible cracks and some damp/stains).
  • Only one full bathroom for four bedrooms.
  • No direct vehicle access — parking is a short walk away.
  • Terrace and some external finishes need repair.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 82/100

The Apuan Alps rise immediately above Seravezza, with Monte Altissimo and the marble mountains of the Alta Versilia within the local landscape. The Versilia plain and the Vezza and Serra streams meet here before the short run to the coast. The Parco Regionale delle Alpi Apuane begins in the mountains just inland. The nearest ski lifts are the small Abetone area, roughly 1 hour 30 minutes away by road, so they are not part of the immediate setting. Pietrasanta is the nearest town of size, with a substantial historic centre and services, and Viareggio and Lucca are the larger nearby urban centres for daily needs. Medicean sites at Seravezza form part of the UNESCO World Heritage listing for the Medici Villas and Gardens of Tuscany. This area is known for marble quarries, the foothills of the Apuan Alps, and the transition from mountain valleys to the Versilia coast.
