Why this price is what it is

Price €60,000 for 130 m² with an estimated €200/m² work gives an effective €662/m², well above the regional median of €531/m²; the ground floor is habitable but the upper three rooms need renovation. The property has been listed 495 days (stale listing).

More on the house and the area
What the photos show

Charming stone town-house in a historic borgo with vaulted cellars, a large rooftop terrace and a small courtyard — good rooftop/valley views and authentic character. The house is largely habitable with heating, but the upper floor and some rooms are in need of renovation and cosmetic updating.

Updating, not renovation
€26,000 – €37,000

Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.

Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.

Materials only, work you may do yourself€9,000 – €14,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • Upper floor rooms shown need renovation/finishing despite being roofed
  • Interiors are dated — kitchen and bathroom will need updating
  • Small courtyard is overgrown and will need clearing
  • Only one bathroom for a 130 m² house

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 72/100

The area lies in Lunigiana, in the upper Magra valley between the northern Tuscan Apennines and the first ridges that lead toward the Ligurian Apennines and the Apuan Alps. The Magra river runs through this part of the valley. The Appennino Tosco-Emiliano National Park is nearby on the eastern side of Lunigiana, and the Apuan Alps Regional Park begins to the southwest beyond the valley ridges. The nearest ski area is Zum Zeri in the Zeri mountains, roughly a 40 minute drive, with larger lifts farther away on the Cerreto side of the Apennines. Pontremoli is the nearest historic town of note in the valley, with services, a preserved old center and the Piagnaro Castle; Aulla is the main service town to the south for roads and rail. The area is known for its stone villages, medieval castles across Lunigiana, chestnut country and the Via Francigena route through the Magra valley.
