Why this price is what it is

Effective price = €100,000 + renovation (~€700/m² × 370 m² = €259,000) → ~€970/m², well above the local baseline of €659/m², so this is overpriced for the area. The property has been on the market 564 days (stale listing).

What the photos show

Large period townhouse with handsome long balconies and original interior details and a private rear yard. The selling point is the spectacular view over the Magra river and the Apennines, but the building is sold needing renovation throughout so expect a full refurbishment to make it a comfortable, single-family home or B&B.

€130,000 – €185,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€73,000 – €130,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Property is whole-building and needs renovation throughout
  • Likely work required on systems (heating/electrics/plumbing)
  • Situated on a main road (front) — possible traffic/noise
  • Private outdoor space is modest (~60 m²)

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 72/100

The area lies in Lunigiana, in the upper Magra valley between the northern Tuscan Apennines and the first ridges that lead toward the Ligurian Apennines and the Apuan Alps. The Magra river runs through this part of the valley. The Appennino Tosco-Emiliano National Park is nearby on the eastern side of Lunigiana, and the Apuan Alps Regional Park begins to the southwest beyond the valley ridges. The nearest ski area is Zum Zeri in the Zeri mountains, roughly a 40 minute drive, with larger lifts farther away on the Cerreto side of the Apennines. Pontremoli is the nearest historic town of note in the valley, with services, a preserved old center and the Piagnaro Castle; Aulla is the main service town to the south for roads and rail. The area is known for its stone villages, medieval castles across Lunigiana, chestnut country and the Via Francigena route through the Magra valley.
