Condition not stated in the listingSee what needs doing and what each job costs
Asking €100,000 for 26 m² is €3,846/m² (effective ~€4,046/m² after an estimated €2,200 total repair cost at €200/m²), far above the regional benchmark of €425/m². Listing lacks condition and energy-class data, water is from a private cistern and the pool is unfinished, so price appears unsupported by the details.
More on the house and the area
Sunny hilltop chalet with a large covered terrace, built-in barbecue/oven, olive trees and a clear valley/Vesuvio view — the outdoor setting and pool area are the strong selling points. The building itself is roofed, floored and contains a bathroom and fireplace so it’s a real, usable home, but it’s tiny (26 m²) and needs cleaning, some repairs/finishing and pool completion; note there is no public water connection (cistern only).
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€2,000 – €3,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- No public water connection — property uses a private cistern
- Swimming pool is an unfinished/empty shell and needs completion
- Very small interior (26 m²) so limited living space; some cleaning/repairs and finishing work required
- Visible exterior wear and exposed utilities that should be checked
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 61/100The cluster lies at the foot of the Partenio Mountains. The Clanio valley and the plain between Nola and Baiano shape the immediate landscape, with wooded slopes rising north of the town and cultivated low ground around it. Part of the Partenio Regional Park lies within this area. Montevergine, above Mercogliano, is the nearest established ski area, but it is a small local field and the drive is roughly 40–50 minutes. Nola is the nearest larger town and has the usual services, rail links and motorway access; Avellino is the provincial capital within similar driving distance. Avella is known for Roman remains including the amphitheatre and tombs, and for hazelnuts in the wider area.
