As listed, €98,000 plus an estimated full-restoration cost of €1,100/m² (227 m² → ~€249,700) gives an effective cost of ~€347,700 (~€1,532/m²) vs the regional median €356/m²; the description says “interamente da ristrutturare” which contradicts the 'Habitable' condition.
More on the house and the area
Large 227 m² rustico in a quaint borgo with attractive original details (stone walls, wooden beams and patterned floors) and a private overgrown courtyard. The building is only partly fitted out and requires substantial renovation to become a comfortable home, but the size, character and low price make it a compelling renovation project.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€90,000 – €133,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Property is largely to be renovated — many internal walls are raw brick and there are unfinished works.
- Stairs, floors and some structural elements look original and need careful restoration.
- Limited street access in a narrow borgo lane and parking is only two spots; check utilities and permits.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 86/100The cluster sits on the eastern shore of Lake Maggiore and the lake shoreline and harbours are within about 15 km. The Borromean Gulf and the Borromean Islands (Isola Bella, Isola dei Pescatori/Isola Superiore, Isola Madre) lie in the same lake stretch. Monte Mottarone (summit 1,491 m) stands between Lakes Maggiore and Orta; the Mottarone summit and its small ski area are reachable from the lakeside and are served by a cable car from Stresa and by road. Arona, a few kilometres to the south, has a railway station on the Milan–Domodossola line and ferry/boat connections on the lake. Stresa and Verbania are the larger lakeside towns to the north with ferry services and tourist facilities; the Villa Taranto botanical gardens are in Verbania Pallanza. Regional connections include frequent regional trains at Arona and Milan Malpensa airport approximately 40–50 km by road.
