What it really costs

Livable, but something basic is worn out

Why this price is what it is

Listed at €50,000 (€312/m²) but I estimate renovations at €600/m², giving an effective cost ≈€913/m² versus the regional median of €659/m²; the total cost therefore sits above local norms. The house is structurally sound with 23 photos and a good description, but required upgrades to finishes and systems make this a mid-value renovation project rather than a bargain.

More on the house and the area
What the photos show

Large, solid terraced house with sweeping mountain/valley views, traditional character (shutters, stone quoins) and a usable garden/garage plot nearby. Interiors are liveable but dated and the top floor is unfinished — a relatively low-cost property that would be lovely after modest modernization.

€56,000 – €80,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

All the services redone, bathrooms, kitchen, windows. The structure is left alone.

Our read of the photos, €600/m², falls in this band.

Materials only, work you may do yourself€32,000 – €56,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Needs cosmetic updating and modernization of dated systems (electrical/plumbing/heating).
  • Top attic/second floor is currently 'al grezzo' (unfinished) and will need work to use as living space.
  • Limited immediate parking on the street; external garden/parking is a short walk down from the house.
  • Mountain village location — peaceful but more remote from major services and the coast.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 68/100

The cluster is in the northern Prato Apennines, on the Tuscan-Emilian Apennine ridge. The Bisenzio valley runs through the area, with wooded slopes, small upland hamlets and the reservoir of Lago di Santa Maria just to the north near Vernio. Part of this mountain area falls in the Monteferrato and Calvana protected system to the south-east, while the higher ridge toward Montepiano and Monte Tavianella is the everyday landscape here. The nearest ski area is Doganaccia above Cutigliano, roughly an hour or more by road depending on the hamlet. Prato is the nearest city of size, with full services, rail links and a substantial historic centre; Bologna is also practical via the Apennine road and rail corridor. The area is known for chestnut woods, sandstone villages and the old Apennine routes between Tuscany and Emilia.
