In the listingHabitableSee what needs doing and what each job costs
Listed at €75k with an estimated €200/m² renovation (€40.4k) gives an effective €571/m², above the regional median of €492/m², so it looks modestly overpriced for our stock. Positive points: habitable condition, 15 photos, double entrances, terrace and only 5 km from the sea, which support mid-range interest despite the higher effective cost.
More on the house and the area
A very liveable two‑level village house with a large panoramic terrace, strong mountain views, private garden and a usable basement/taverna—beautiful setting and real everyday comfort (fireplace, independent entrances). Interiors are serviceable but dated, so expect cosmetic updates and some exterior maintenance to make it shine.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€13,000 – €23,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Dated interiors and finishes — cosmetic updating likely.
- Only one bathroom for the whole house.
- Exterior and garden need maintenance (overgrown areas, patched walls).
- Verify energy efficiency/insulation and heating/water systems.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 78/100The cluster is in the southern Apennines, with the wooded Monte Sirino massif and the mountains above the Noce valley within the local landscape. The Noce river runs to the Tyrrhenian nearby, and the coast around Maratea is within roughly 10 km with a deeply indented shoreline below steep slopes. The area lies on the edge of the Appennino Lucano Val d'Agri Lagonegrese National Park. The nearest ski lifts are on Monte Sirino above Lagonegro, about a 30-40 minute drive depending on the hamlet. Maratea is the nearest town of size on the coast, with a marina, railway station, historic centre and seafront settlements; Lagonegro is the main inland service town with shops and administrative services. Maratea is known for its cliff coast, small coves and the Cristo Redentore statue above the town; the inland area around Trecchina is known for chestnut woods and mountain walking.
