What it really costs

70sqm cielo-terra in Arcevia at €357/m2 is ~41% below the regional median of €608/m2, a solid discount. Fresh listing (5 days) with a strong baseline supports credibility. Needs full renovation (~€800/m2 = ~€56k), plus 1000sqm of non-adjacent land included. Total all-in (~€25k + ~€56k = ~€81k) still leaves good margin vs renovated median value. Missing building year and energy class. Sea-view tag is questionable inland but minor. Overall a good-value renovation project.
More on the house and the area
A cielo-terra terraced house in a small Marche hamlet (Colle di Corte, Arcevia) at €25k / €357 per sqm — genuinely cheap. Character features include a large brick bread/pizza oven with stone walls, terrazzo floors and a period fireplace. The rear looks onto rolling hills and olive trees (great view), and it comes with 1000 sqm of land (non-adjacent). However, condition is dated-to-rough: the garage/cellar and ground rooms show peeling plaster, damp and bare concrete, bathrooms are 1970s-era. The exterior is a plain village facade. Appeal is mostly bargain + rustic character rather than a true scroll-stopper; the 'sea-view' tag isn't supported by the photos.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €800/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€14,000 – €25,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Needs full renovation
- Ground-floor rooms are dark and rough with exposed damp/plaster damage
- 1000 sqm land is not adjacent to the house
- No energy class or building year provided
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The area lies in the inland Marche hills on the eastern side of the Apennine belt, with a succession of ridges, woods and cultivated valleys. The Cesano river valley is close by, and the Gola della Rossa e di Frasassi Regional Natural Park lies partly within this radius around the Frasassi gorge and cave area. Arcevia is known for its hilltop historic centre and for a ring of medieval castles in its territory. Senigallia on the Adriatic is the nearest larger town in daily use, with rail services, hospital and broader shopping, but it is outside the immediate landscape. The area is known for mixed farming, woodland and scattered fortified hill villages.
