What it really costs
Can you move in?
Move in as it is

Asking €60,000 for 59 m² is €1,017/m²; even with a small refresh (~€50/m²) the effective cost is ~€1,067/m², well above the Liguria median of €487/m², so the price is high despite the good condition, garden and proximity to the coast.
More on the house and the area
Charming, move-in-ready village house with warm exposed-wood ceilings, a neat fitted interior and a sunny terrace that looks out over a wooded valley. The large terraced plot and the 17th-century borgo setting give real rural character while the boiler/radiators show it’s genuinely habitable. Expect narrow access, limited parking and a compact footprint (bedroom + loft).
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €50/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€1,000 – €2,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Access is via a narrow borgo lane and steps; parking appears limited to the terraced plot (may require a short walk).
- Compact layout with one bedroom and a low-headroom loft — small for a full-time family needing separate living spaces.
- Terraced garden (≈900 m²) is lovely but on slopes and will need upkeep.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 52/100The Ligurian Apennines rise immediately inland, with wooded ridges and short valleys behind the coast. The area is tied to the Quiliano and Quazzola streams and sits a few kilometres from the Ligurian Sea around Savona and Vado Ligure. The Beigua massif and Beigua Regional Nature Park lie to the east, but outside the core 15 km landscape. Savona is the nearest town of size, with port functions, services, rail links and a historic centre around the Priamar fortress. Vado Ligure adds a commercial and industrial port on the nearby coast. The area is known locally for olive groves on the lower slopes and for the mixed coastal-hill setting typical of western Liguria.
