Why this price is what it is

Price €25,000 plus estimated €700/m² renovation (~€74,900) gives an effective cost ≈€99,900 or ≈€935/m², far above the regional median of €263/m². The property includes large external tettoie and 500m² of land which add value, but the heavy renovation burden makes this an overpriced renovation project.

More on the house and the area
What the photos show

Lovely old character (vaulted cellar rooms, original beams and stonework) and a flat 500 m² plot, but the building is largely an open, semi-collapsed barn and not move-in ready. This is a serious renovation project — a bargain if you want to rebuild/restore, but not a lightly-refreshable home.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

All the services redone, bathrooms, kitchen, windows. The structure is left alone.

Our read of the photos, €700/m², falls in this band.

Materials only, work you may do yourself€21,000 – €37,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Major renovation needed: exposed/partially-collapsed barn structure and aging roof/joists
  • Interior is mostly a raw/dirty shell (needs floors, services, bathrooms/kitchen)
  • Likely requires permits/structural survey and reconnection of utilities

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 68/100

Cumiana sits at the foot of the Cottian Alps, where the plain around Pinerolo rises into the first wooded valleys and ridges of the lower Chisone-Sangone area. The Noce stream runs through the area and the Chisola rises nearby on the slopes above the town. The Monte Tre Denti–Freidour Regional Natural Park lies partly in the commune, protecting the wooded ridge between Cumiana and Val Noce. The nearest substantial mountain skiing is in the upper Val Chisone around Pragelato and Sestriere, roughly an hour or more by road, so it is not part of the immediate landscape. Pinerolo is the nearest town of size, with a full set of services, a railway connection and a historic centre. The area is known locally for its position between the Turin plain and the first Alpine valleys, with chestnut woods, lower mountain pastures and walking routes on Monte Freidour and Tre Denti.
