Why this price is what it is

With a full rebuild cost estimated at €1,100/m², effective price is ~€111k total (~€1,850/m²) for 60 m², well above the local baseline of €446/m². An approved demolition/rebuild project and 1 km to the sea help, but the high reconstruction cost makes this an expensive renovation play.

More on the house and the area
What the photos show

A compact, centrally located terratetto with attractive old features (exposed beams, arched niches and a traditional forno) and an approved rebuild project — good potential so close to the sea. However the interior is a largely raw, worn shell and will need substantial structural and finishing work before it becomes a comfortable home.

Materials only, work you may do yourself€24,000 – €35,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Major renovation required — floors, finishes and services absent or degraded
  • Wooden beams/ceiling look aged and may need replacement or structural reinforcement (survey required)
  • Not move-in ready; photos show dirt/debris and no usable kitchen/bathroom

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 86/100

The cluster is on the Gulf of Castellammare on the Tyrrhenian coast. Monte Inici rises inland above the town, and the first relief of the north-west Sicilian mountains starts immediately behind the coast. The Zingaro Nature Reserve lies along the coast toward Scopello, with a cliff shoreline and coves. Segesta and its archaeological area are inland near the upper part of this gulf. Trapani is the nearest provincial city of size, with port, services and rail links, and Palermo is the larger city reached along the coast corridor. The area is known for the tuna-fishing coast around Scopello, for the sea coves of the gulf, and for access to the reserve coast between Castellammare and San Vito Lo Capo.
