Listing price €39,000 for 237 m² but the description says 'da ristrutturare' while the condition is labeled 'Habitable' (contradiction). Estimated renovation ~€700/m² → ~€165,900, so effective price ≈€205k (≈€865/m²) vs regional baseline ~€500/m², making this an overpriced renovation project.
More on the house and the area
Solid, spacious village house with high ceilings, a large fireplace and a balcony overlooking treed hills — real potential as a holiday home or B&B. Interiors are intact but dated and need renovation to modernize plumbing/electrics and add bathrooms.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€47,000 – €83,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Requires cosmetic updating and systems work (plaster, floors, kitchen/bath fixtures)
- Only one bathroom for a 4‑bed layout
- Road‑facing — check traffic/noise and parking situation
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 85/100The town sits on a high tuff (tufo) cliff (the 'rupe') overlooking the Paglia river valley; that cliff and the surrounding plateau define the immediate landscape. Within about 15 km there are extensive Etruscan archaeological sites and necropolises and a network of underground tunnels and cellars beneath the town (including sites around Crocifisso del Tufo). The historic centre contains Orvieto Cathedral (Duomo), the Pozzo di San Patrizio (St Patrick’s Well) and the Museo Archeologico Nazionale. The countryside within 15 km is predominantly vineyards and olive groves producing Orvieto Classico DOC wine and local olive oil. There are no ski lifts within 15 km; Apennine ski areas lie further to the east. Orvieto has a rail station with services on the Rome–Florence corridor, providing direct connections to regionally important cities. Larger towns within roughly 30–40 km include Viterbo and Todi; the provincial capital Terni lies further east. The area sits near the border with Lazio and Lake Bolsena lies to the northwest at roughly 20–25 km (outside the 15 km radius).
