Why this price is what it is

Price €55,000 plus estimated renovation ≈€56,000 (≈€800/m²) gives an effective cost of ≈€111,000 or ≈€1,586/m², nearly 4× the local median of €398/m². It's a genuine mountain project with privacy and 3,200 m² land, but the effective €/m² makes it poor value compared with regional comparables.

What the photos show

A very photogenic stone piode roofed alpine rustico with private meadow/wood and real mountain views — perfect as a secluded project. The structure and roof survive but the interior is essentially a shell and requires comprehensive renovation before it's a usable home.

€25,000 – €35,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€14,000 – €25,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Interior is a raw, partially-collapsed shell – needs full renovation (floors, finishes, services).
  • Likely no mains electricity or plumbing currently; off-grid solutions or new connections required.
  • Access is on foot (~10 minutes from the parking / village) — not drive-up to the door.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 72/100

The cluster sits in Val Bognanco, a side valley of the Ossola group in the Lepontine Alps; the immediate surroundings are high-Alpine terrain with steep valley slopes and nearby peaks. The valley is drained by the Bognanco torrent, which flows down to the River Toce in the Ossola plain. The locality is known for thermal springs and the historic spa (Terme di Bognanco / Bagni di Bognanco). Domodossola, the nearest town of size, is under 15 km away and has a railway station on the Milan–Domodossola–Brig line, regular regional trains, shops, services and a hospital. The area is in the northern Italian Alps close to the Swiss border and the Simplon route; larger alpine destinations in the Ossola (for example Macugnaga and Alpe Devero) lie in the surrounding valleys but outside the immediate valley floor.
