Asking €26,437 for 128 m² but the description says parts are 'al grezzo'; I estimate €250/m² renovation (~€32,000) for an effective price ≈€58,400 (≈€457/m²). That is about 13% above the Veneto median of €403/m², and the listing contradicts itself about a bathroom, so it looks like a fair, not exceptional, opportunity.
More on the house and the area
A rural corner townhouse with solid bones and high ceilings — largely habitable but partly unfinished. Modest countryside setting and a tiny garden make it a decent value-for-money project, but expect cosmetic renovation and system upgrades before it’s a comfortable long‑term home.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €250/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€11,000 – €18,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Portion of the house is 'al grezzo' (one bedroom unfinished and attic space needs work).
- Very small private outdoor area (~24 m²) that only wraps around part of the house.
- Interior shows clutter, dated finishes and likely needs cosmetic updating and systems/heating check.
- Bathroom is very small and the layout is basic.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster sits in the upper Agno valley at the foot of the Piccole Dolomiti, with prealpine ridges closing the valley to the north and west. The Agno runs through Valdagno. The Parco Naturale Regionale della Lessinia lies to the southeast beyond the nearest ridges, but not in the immediate valley. The nearest ski area is Recoaro Mille in the Recoaro Terme area, roughly 20–30 minutes by road from Valdagno. Schio is the nearest larger town, and Vicenza is the main provincial city for services, rail connections, and major monuments. Recoaro Terme, a short drive up the valley, is known for its mineral springs and for access to the Piccole Dolomiti around the Carega group. The area is known for its industrial valley settlements and for mountain walking in the upper valley toward Campogrosso and the Piccole Dolomiti.
