Price €95,000 for 132 m² (listed €720/m²) and described as “in parte dirute” — I estimate renovation €700/m² → effective €187,400 total or about €1,419/m². That effective cost is far above the regional median €400/m²; high-altitude, partly-derelict mountain meire will require substantial work.
More on the house and the area
Beautiful, authentic stone meire with traditional lose roofs and direct Monviso/mountain setting — very photogenic and with woodland land. The current buildings are partially ruined and offered as a recovery/amplification project, so this is a restoration opportunity rather than a ready home; good value if you plan a full rebuild/renovation using the offered 20% extension allowance.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€26,000 – €46,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Property is in part 'diruto' (partly ruined) and sold as a renovation project — not move-in ready.
- Many of the later photos are examples/renderings of restored projects (not the current state) — actual buildings are in original/poor condition.
- High‑altitude location (~1500 m) can mean seasonal access and higher renovation/utility costs.
- Renovation will require permits and a substantial budget despite the low purchase price.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 83/100The cluster is in the upper Po valley at the foot of Monviso, with the Cottian Alps immediately around it. The River Po rises nearby on the Pian del Re side of the valley. Much of the surrounding high ground is in the Monviso Natural Park and the wider Monviso UNESCO Biosphere Reserve. The nearest ski lifts are the small Crissolo area, reached in roughly 15 minutes by road, with larger resorts farther away in the western Cuneo valleys. The nearest town of some size for daily services is Saluzzo down the valley, which has a substantial historic centre and the main range of shops and schools for this side of the province. The area is known for the Monviso massif, alpine pastures and the headwaters of the Po.
