Description says the house is 'subito abitabile', so I used a €200/m² fit-up estimate → renovation ≈ €20,000. Effective price €85,000 (≈€850/m²) versus regional baseline ≈€500/m² makes this notably more expensive than typical comparable stock, despite good photos and a pleasant Versilia location.

A beautifully restored, characterful terra-tetto with whitewashed stone walls, dark exposed beams, original fireplace and cozy terracotta floors — clearly a lived-in, move‑in home. It’s a real Tuscan mountain-village find (near the Apuan Alps and ~11 km from the sea) and excellent value, but expect tight stairs, some low headroom and modest natural light in places.

Pietrasanta is the nearest town of size on the plain, with rail services and everyday shops and services; Viareggio and the Versilia coast are also nearby for broader services. Sant'Anna di Stazzema is known for the National Memorial Park linked to the 1944 massacre. This part of the Apuan Alps is known for marble mountains, chestnut villages and deep narrow valleys above the coastal plain.
