Why this price is what it is

At €67,000 plus an estimated €700/m² renovation (~€39,900) the effective price is ≈€1,875/m² versus the local median of €363/m², so this is well above typical sub‑€100k comparables. The house is in a prime coastal town (1 km from the sea) and has 16 photos and small outplots, but the high effective €/m² drives the low score.

What the photos show

Charming stone/brick facade, decorative doorway and authentic vaulted ceilings give this ground-floor apartment real character, and photos show pleasant countryside views with the Adriatic coastline very close (about 1 km). The layout is immediately usable but dated — a sensible refresh of finishes, services and heating would turn it into a lovely coastal home or holiday let.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€11,000 – €20,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Property needs renovation and updating to systems (listed as 'needs renovation')
  • Small footprint (57 sqm) with only one bathroom — limited living space
  • Outdoor is modest: right to use the front courtyard plus two small agricultural plots (411 sqm total)

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 84/100

The cluster is on the Costa dei Trabocchi, the stretch of Adriatic coast south of Ortona marked by low cliffs, small coves and the traditional fishing platforms called trabocchi. The Adriatic is at the door, with beaches and rocky shoreline around San Vito Chietino and the seafront settlements of Marina di San Vito and nearby Fossacesia Marina within the same coastal strip. The route of the former railway along the shore is now the Via Verde Costa dei Trabocchi cycle path. The nearest larger town is Lanciano inland, which has a substantial historic centre and services. Ortona lies to the north on the same coast. The Maiella massif is visible inland in clear weather but it is outside the immediate 15 km landscape. The area is known for its trabocchi and for the Costa dei Trabocchi coastline.
