See what needs doing and what each job costs
Asking €55,000 for 92 m² but listed as “needs renovation”; estimated renovation €700/m² → total cost ≈ €119,400 (≈€1,298/m²) versus regional median €424/m², so this becomes substantially more expensive than typical stock. Good mountain location near L'Aquila and ski fields, but the high renovation requirement makes it a weak/overpriced deal.
More on the house and the area
A warm, lived-in townhouse with a very charming retro dining room, working fireplace and attractive arched doorway — photos show real character and cosy interior spaces. The layout looks immediately usable but the property needs modernization (kitchen, bathrooms, flooring and finishes). Excellent value for a mountain home near L'Aquila and the ski areas, especially if you want a characterful place to finish to your taste.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€18,000 – €32,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Needs general renovation and modernisation (dated tiles/finishes).
- Kitchen and bathrooms are small and will require updating.
- Check insulation/heating efficiency despite presence of boiler.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster sits in the upper Aterno valley with the Monti della Laga and Gran Sasso d'Italia massifs within the surrounding mountain frame, and the western edge of the Sirente-Velino system close by. The Aterno river valley is the main landscape feature here. The area is close to the Velino Sirente Regional Park and not far from the Gran Sasso e Monti della Laga National Park, though the village itself is on the valley side rather than inside a major park core. The nearest substantial town is L'Aquila, which has a large historic centre, major services and monuments, and lies a short drive to the east. Campo Felice, one of the nearest ski areas, is reachable in roughly 25 to 35 minutes by road. This part of inland Abruzzo is known for mountain valleys, pasture, beech woodland and access to the central Apennines.
