See what needs doing and what each job costs
This is offered as a judicial auction (Tribunale Aosta), so sale is via court procedures and not a straightforward private dwelling purchase. The ad also says the building is “in corso di costruzione (ristrutturazione)” despite the 'Renovated' tag — I estimate finishing at ~€700/m²; at €83,056 for 426 m² (€195/m²) the auction/legal status makes this a risk/’trap’ listing.
More on the house and the area
The interiors pictured are stylish, fully renovated and clearly livable, and the street shot places the house in a photogenic historic town centre. However the ad notes the property is tied to an auction and under refurbishment and the supplied images may not represent the exact unit — verification needed before assuming move-in ready condition.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€84,000 – €149,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Photos in the ad are indicative and may not be the actual images of this unit
- Listing is for an auction property and description notes the building is undergoing renovation
- No private garden/land or notable views are shown in the photos
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 77/100The Graian Alps and Pennine Alps close the Aosta valley here, with the slopes of the valley sides rising directly above Sarre. The Dora Baltea runs through the main valley. The Gran Paradiso National Park begins just to the south-west, with the entrance side of the park reached up the Cogne valley. Pila, the nearest ski area, is above Aosta at about 30 minutes by road to the lift access, and the Cogne area is about 35 to 45 minutes away. Aosta is the nearest town of size and has Roman monuments including the Arch of Augustus, the theatre and city walls, as well as full services and rail links. Sarre is known for the Royal Castle of Sarre, one of the Savoy residences in the Aosta valley.
