Listed at €69,000 (110 m² = €627/m²); with an estimated €150/m² for updates the effective price is ~€777/m², well above the Piemonte median of €350/m². The house is habitable with a recent boiler, renovated bathroom, large garage and many photos, but the high €/m² keeps this a fair, not bargain, opportunity.
More on the house and the area
A neat, ready-to-live-in town house tucked into a quiet internal corte with a large private-seeming garage and a bright top floor under lovely exposed timber beams. Very good condition for the price — great value if you want an affordable, move-in home in town (just expect limited outdoor greenery and check the garage for damp).
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €150/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€6,000 – €9,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- No private garden — only a paved shared/semiprivate courtyard
- Modest town-setting with no scenic views
- Garage walls show some damp/staining — inspect for moisture/ventilation
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The Biellese sits at the foot of the Pennine Alps, with the first prealpine ridges and valleys immediately north of Biella. The Cervo and Elvo valleys begin within a few kilometres, and the Serra d'Ivrea, a long morainic ridge left by the ancient Balteo glacier, lies close to the south-west. The Oasi Zegna starts above Trivero in the upper mountains of the province, within roughly this radius from Biella's northern side, with marked mountain roads and high pastures. The nearest ski area is Bielmonte in the Oasi Zegna, about 30 to 40 minutes by road. Biella is the main town of the area and has the full range of services; the hilltop borgo of Biella Piazzo preserves the historic upper town reached by the funicular. The area is known for its long textile tradition, for wool mills along the mountain watercourses, and for the Santuario di Oropa in the mountains above the city, a major religious complex and a UNESCO World Heritage component within the Sacri Monti system.
