Why this price is what it is

This is offered as a judicial auction (Tribunale: Cagliari RGE 153/2024), which adds legal complexity. Estimated renovation €700/m² → renovation ≈ €119,700, so effective price ≈ €175,547 (~€1,027/m²) versus local median €422/m²; listing also notes the images are only indicative, not real.

More on the house and the area
What the photos show

Large 171 m² Sardinia townhouse near the sea for a very low price — a clear bargain on paper. The supplied images are mixed/stock: some attractive interiors and an ornate exterior are shown, but the ad also states the property needs renovation and is sold at auction, so this looks like a workable project rather than a turnkey dream home.

Minimum to live in it350500/m²
€60,000 – €86,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€34,000 – €60,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Photos in the listing are stated to be indicative/stock and may not represent the real unit shown — verify actual photos and planimetries.
  • Property is sold at auction and listed as "needs renovation" — expect refurbishment work and bureaucracy.
  • Number of bathrooms/actual layout is unclear from the ad; confirm utilities, legal status and condominium costs before bidding.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 72/100

The cluster lies on the southeast Sardinian plain at the foot of the Sette Fratelli massif. The Flumendosa-Campidano system and the lowland around Sinnai lead east toward the coastal ponds and beaches of the Golfo degli Angeli, with the shore around Solanas and the Villasimius direction within the local area. Much of the inland landscape nearby is tied to the Parco dei Sette Fratelli-Monte Genis, a large forested granite mountain area with wildlife and walking routes. The nearest town of size is Cagliari, which has the main services, port, airport, university and major historic centre for the south of the island. The area is known for the transition from Campidano plain to wooded Sardinian uplands and for access toward the southeast coast.
