This is a judicial-auction ground-floor rudere (not habitable). Price €3,562 but estimated renovation €1,100/m² → total ≈ €30,000 (~€1,248/m²) versus regional baseline €336/m²; listing also warns the photos are not the real images.
More on the house and the area
This is a tiny auctioned ground‑floor ruin in the L'Aquila area: a true project rather than a ready home. The price is a bargain, but the building is not immediately livable and will need complete renovation and paperwork before anyone could move in.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€10,000 – €14,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Classified as a 'rudere' (ground‑floor ruin) — uninhabitable and requires full restoration.
- Photos in the listing are illustrative only and not images of the actual property.
- Very small (24 m²) and sold at auction — expect extra legal/agency/rehab costs and checks on utilities.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 55/100The cluster is in the built-up area of L’Aquila, so daily surroundings are the city basin rather than open countryside. The Gran Sasso massif rises immediately to the north-east, and the Sirente-Velino range is close to the south-east. The Aterno valley runs through the area. Gran Sasso e Monti della Laga National Park begins close to the city, and the Sirente-Velino Regional Park is nearby. The nearest ski lifts are at Campo Imperatore on Gran Sasso, roughly a 30 to 40 minute drive depending on the access road and season. L’Aquila is the nearest town of size and has the regional institutions, a university, major churches and palazzi, and a substantial historic centre under long reconstruction after the 2009 earthquake. The area is known for its position between major Apennine massifs and for access to the Gran Sasso high plateau.
