Why this price is what it is

This is a judicial auction listing (Tribunale: Grosseto) and is flagged accordingly. At €81,090 for 281 m², estimated renovation €700/m² (€196,700) gives an effective price ≈€277,790 (~€990/m²), well above the regional baseline €531/m².

More on the house and the area
What the photos show

Spacious, bright and largely modernised interiors (ready kitchen, bathrooms, big attic space and a usable taverna/garage) make this an immediately desirable home. Set on a fenced, wooded slope near Monte Amiata with private outdoor space, it’s a real bargain — but the exterior facade and building envelope look neglected and it’s an auction sale, so budget for exterior/roof/envelope works and legal costs.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€56,000 – €99,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Advertised as 'needs renovation' — exterior/facade and building-envelope works likely required
  • Property is from a judicial/auction listing — expect extra legal/fees and perform full due diligence
  • Energy class not listed / potential hidden maintenance on an older building

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 78/100

Monte Amiata rises immediately above the area, with chestnut woods and beech forest on the volcanic massif. The Fiora river springs at Santa Fiora. Much of the massif falls within the Monte Amiata area of environmental protection and forest reserve. The nearest ski slopes are on Monte Amiata around Prato delle Macinaie and Cantore, reached in about 20–30 minutes by road. Abbadia San Salvatore is the other main mountain town nearby, and Arcidosso is the nearest larger centre on the Grosseto side; between them the massif has year-round services and a historic built core in several villages. The area is known for woodland on an extinct volcano, springs and chestnuts.
