Estimated finishing at 350 €/m2 → €38,500, so effective price ≈ €103,500 or ~€941/m2, more than double the local cheap-stock median of €462/m2; the ad touts Class A systems but the unit is an unfinished shell so significant work/costs remain.
More on the house and the area
A roomy modern shell with roof in place, private garden/plot and wide open views over cultivated plains — good for someone who wants to finish a home to their taste. Right now it’s a construction project rather than a move-in house and will need completion of interiors and services.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €350/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€13,000 – €21,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Property is an unfinished shell ('stato grezzo') — no windows/doors, bathrooms or internal finishes installed.
- Currently uninhabitable without completion works (flooring, electrics, plumbing, fixtures).
- Suburban/rural plain location — pleasant open views but not a dramatic scenic setting.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 52/100This is the eastern Po plain, with flat agricultural land cut by drainage canals and embankments. The Po di Volano runs through this part of the province, and the lower Po delta lies nearby, with wetlands and lagoon landscapes toward Comacchio. Ferrara is the nearest city of size, with a large historic centre and UNESCO status as part of Ferrara, City of the Renaissance, and its Po Delta. The area is known for reclaimed farmland, waterways, and Delta produce such as rice and eel around Comacchio.
