What it really costs

Can you move in?

Livable, but something basic is worn out

Why this price is what it is

Large ex-caserma 540 m² at €97k but listing says internal areas require renovation; I estimate €600/m² → renovation ≈ €324k, effective price ≈ €421k (~€780/m²). That is well above the local median €373/m², so this is expensive unless you specifically need a big conversion project.

More on the house and the area
What the photos show

Large, solid ex‑caserma with garages, outdoor space/olive trees and pleasant distant mountain/countryside views; recent structural and system works (roof, boiler, windows) mean it’s a real conversion opportunity. Not a turnkey beauty — interiors need renovation — but excellent value for creating multiple apartments, a B&B or a roomy family home.

Minimum to live in it€350–500/m²
€189,000 – €270,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Our read of the photos, €600/m², falls in this band.

Turnkey, facade and insulation included.

Materials only, work you may do yourself€107,000 – €190,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Interior is listed as 'needs renovation' — significant interior work likely required.
  • Former carabinieri caserma layout will need conversion to comfortable domestic units.
  • Situated on the main street of the village — some traffic/noise and limited privacy.
  • Energy class G and may require upgrades for efficiency and modern comforts.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 61/100

The cluster is in the Irpinian inland hills on the eastern side of the Picentini range, with wooded ridges and farmed slopes in the surrounding Calore valley. The Calore Irpino river runs through this part of the province. Within about 15 km the main centre is Montella, which has a substantial historic core and services, and Bagnoli Irpino is another hill town nearby. This area is known for chestnuts and hazelnuts, especially the Montella chestnut. The Monti Picentini Regional Park lies nearby and shapes the surrounding mountain landscape, but the more dramatic high ridges are not right at the village.
