Why this price is what it is

Price €70,000 for 200 m² but needs full renovation (~€700/m² → €140,000), giving an effective price of €210,000 (≈€1,050/m²) versus the regional median €416/m². Also on market 909 days, so this looks overpriced for a renovation project in the area.

More on the house and the area
What the photos show

Nice solid townhouse with a real rooftop/terrace and strong mountain views — the setting sells it. Interiors and floors are intact but dated and the property clearly needs renovation and modernisation before full-time living.

Minimum to live in it€350–500/m²
€70,000 – €100,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

€120,000 – €180,000

All the services redone, bathrooms, kitchen, windows. The structure is left alone.

Our read of the photos, €700/m², falls in this band.

Full€1,200–1,500/m²
€240,000 – €300,000

Turnkey, facade and insulation included.

Materials only, work you may do yourself€40,000 – €70,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Needs full renovation and updating (kitchen, finishes, bathroom).
  • Only one bathroom for a large 3‑level house + mansarda.
  • Exterior alley/facade and some interior rooms show graffiti, dirt and peeling that need repair.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 81/100

The Supramonte range rises immediately around Oliena, with limestone ridges, gorges and karst plateaus above the settled valley. The Cedrino river valley lies nearby, and the springs of Su Gologone are just outside the town. Much of the surrounding mountain area falls within the Parco Regionale del Gennargentu framework and the Supramonte landscape that is known across Sardinia for caves, ravines and trekking terrain. The nearest ski lifts are on Bruncu Spina in the Gennargentu massif, roughly an hour to an hour and a half by road depending on conditions. Nuoro is the nearest town of size, with hospitals, secondary schools, museums and full services. The area is known for olive oil, Cannonau wine, traditional bread and costume, and for access into the Supramonte of Oliena and Orgosolo.
