Condition not stated in the listingSee what needs doing and what each job costs
Mid-1980s corner townhouse 138 m² at €320,000 (€2,319/m²). With an estimated €200/m² renovation the effective price is ~€2,519/m² versus the regional baseline of €407/m², so despite good photos and a desirable Peschiera del Garda location the asking price is far above comparable stock.
More on the house and the area
A tidy corner townhouse with a private garden, garage and pleasant green/hillside outlook — clearly a lived-in, move-in-ready family home. Interiors are functionally sound but dated, so this will appeal to buyers who want a comfortable, ready house with outdoor space rather than a designer show-home.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€9,000 – €15,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Dated 1980s interiors and finishes - cosmetic updating likely desired
- Only one bathroom visible in the photos
- Energy class / building year not provided in the listing
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 88/100Lake Garda lies immediately at the town's edge; Peschiera occupies the lake's southern tip. The Mincio river issues from Lake Garda at Peschiera and the nearby wetlands are part of the Parco Regionale del Mincio. The town has a railway station on the Milan–Venice line and is close to the A4 autostrada, providing direct rail and road links to Verona, Milan and Venice. Within about 15 km are Sirmione (peninsula with thermal baths and a medieval castle), Lazise and Bardolino on the eastern shore, and Castelnuovo del Garda (home to Gardaland and other leisure parks). The local wine area includes the Lugana DOC on the southern Garda shore. Peschiera's 16th-century fortifications are included in the UNESCO World Heritage listing of Venetian defensive works. The immediate surroundings combine lakeshore and marina infrastructure with low-lying agricultural land; higher Prealpine slopes are visible across the lake but lie beyond the 15 km radius. Ferry and hydrofoil services operate from the southern Garda ports to towns around the lake.
