Asking €65,000 for 150 m² plus an estimated €200/m² refit (≈€95,000 effective) yields about €633/m², well above the local median of €432/m²; good photos and a 1,200 m² garden/pool add value but do not offset the higher effective price. The listing omits structured condition/energy/building-year data, so valuation relies on the brief description.
More on the house and the area
A handsome historic palazzo with vaulted rooms, a big fireplace and terracotta floors — clearly lived-in and ready to be enjoyed with light refreshing. Terraces and a 1,200 m² olive garden drop away to a lovely wooded valley view, making this a very affordable, characterful country-home. Practical issues are mainly cosmetic and the narrow borgo access and outdoor maintenance should be factored in.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€10,000 – €17,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Some cosmetic updates and bathroom modernisation would improve comfort.
- Access is via narrow historic alley and external steps — not car-front doorstep.
- Outdoor terraces and ironwork show wear and need maintenance.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is in the eastern Ciociaria hills at the edge of the central Apennines. The Monti Ernici rise immediately around Pescosolido, with the higher group of Monte del Passeggio and Monte Cornacchia close by. The upper Liri valley is the main valley landscape in this part of the province. The Parco Nazionale d'Abruzzo, Lazio e Molise begins a short distance to the east, and the Forca d'Acero pass is one of the usual access points from this side. The nearest town of size is Sora, which has a substantial built-up centre, services and rail connections, and Isola del Liri is nearby with its well-known waterfall in the town centre. This area is known for mountain villages, chestnut and olive country on the lower slopes, and access from Lazio into the Abruzzo national-park mountains.
