What it really costs

Condition not stated in the listingSee what needs doing and what each job costs
Listing states the property is "allo stato grezzo", so estimate renovation ≈ €1,100/m² → ~€112,200 extra; effective price ≈ €290,200 or ≈ €2,844/m² versus regional median €413/m². Central location is positive but the high effective cost and lack of a stated condition make this overpriced.
More on the house and the area
Beautiful, characterful townhouse with exposed timber beams, a covered terrace and clear mountain/borough views — the photos show a very attractive finished fit-out. However the property is being sold in a raw/grezzo state and will require full completion, so it’s a lovely renovation project rather than a move-in-ready home.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€40,000 – €60,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Advertised as currently 'allo stato grezzo' — the unit is unfinished and must be completed/finished to be habitable.
- Many interior images appear to be staged or CGI representations of the proposed finish — current condition will differ.
- Only a terrace and shared courtyard shown — no private garden; check parking/condominium arrangements.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 61/100The cluster is on the plain at the foot of the Cottian Alps, with the Val Chisone and Val Pellice opening just to the west. The Chisone runs through Pinerolo and the Pellice is nearby. The Po plain begins immediately east of town. The nearest ski lifts are in the upper Val Chisone around Pragelato and Sestriere, roughly an hour or more by road, so they are outside the immediate landscape. Pinerolo is the main town locally and has a substantial historic centre, arcaded streets, services, schools and a cathedral. Turin is the nearest large city for higher-order services and transport, but it lies beyond the immediate 15 km setting. The area is known for its position between the plain and the Alpine valleys, for cavalry and military history, and for foothill agriculture and livestock in the surrounding countryside.
